Our leasing engagements involve a multitude of lease negotiations, as well as disposition transactions by sublease; assignment or lease termination/surrender and variation, make good deeds, and agreements; leasehold improvement build-out matters; the negotiation of brokerage agreements and subordination, non-disturbance, and attornment agreements; and estoppel certificates with mortgage lenders. In addition, we have a robust outsourcing practice and counsel one of the leading global providers of real estate outsourcing services.

K&L Gates is one of two national law firms that represent Cisco Systems with respect to all of its commercial real estate needs across the U.S. We handle national and international leasing assignments for clients such as Expedia, Microsoft, Grant Thornton, Liberty Dialysis, Calgon Carbon Corporation, Wesco Distribution, Allegheny Technologies, Federated Investors, Mirvac, Metcash, Siemens, Boeing, and Vodafone Hutchison Australia.

Represented a Fortune 500 company in connection with a corporate relocation to the Dallas, TX area.
Acting for a major Australian mobile telephone company on the long term leasing, renewal and site acquisition for its telecommunications towers as part of its Australian service provider network.
Represented a major fund client in the refurbishment, letting, and sale of a Knightsbridge, London headquarters office building for £100 million.
Represented a major retail warehouse fund client in relation to a letting in the UK to a major U.S. retailer.
Served as principal outside real estate counsel to a retailer in connection with its development of large, destination retail stores nationwide ranging from 125,000 to 240,000 square feet in size. The firm’s services included obtaining land use, zoning, and plan approvals; negotiation of restrictive covenants; obtaining public and private incentives (e.g., sales tax and other rebates); obtaining bond financing; negotiating leases; and complying with the requirements of U.S. federal agencies, such as the Federal Aviation Administration, the U.S. Department of Agriculture, and the Bureau of Alcohol, Tobacco, Firearms and Explosives.
Represented a service provider in an outsourcing transaction for a major global oil company involving strategic advisory services, transactions management and brokerage, project and construction management, real estate development for new sites, facilities management, lease administration, procurement and real estate accounting, and information technology.
Represented an international accounting firm in all of its U.S. office leasing transactions.
Represented the British Film Institute in relation to a lease at the National Archive site for filming in a London suburb.
Represented CB Richard Ellis Realty Trust, a U.S. REIT, on joint venture agreements with Goodman Group to acquire $1.1 billion of logistics investments in the UK and Continental Europe.
Represented Henderson Global Investors on the sale of their 50% stake in Google’s London headquarters at Belgrave House to a U.S. pension fund. Represented a corporate relocation client in an 80,000 square-foot build-to-suit transaction regarding space for office headquarters, research and development, and light manufacturing which involved complex lease issues, negotiations on sustainability-related issues, phased development rights, and local and state incentive agreements.
