Kari Larson is an associate in the firm’s Seattle office. She focuses her practice on all aspects of commercial real estate including real estate finance, commercial leasing, acquisitions and sales, developments, and joint ventures. Ms. Larson’s experience includes commercial mortgage, mezzanine, and construction financing, real estate development documentation, commercial leasing, joint venture structuring, and sales and acquisitions of office buildings, commercial condominiums, hotels, shopping centers, and other commercial mixed-use properties.

In the agribusiness and food sector, Ms. Larson has developed particular experience in addressing regulatory issues impacting the food and agriculture industry. Ms. Larson assists clients specializing in the production, processing, manufacturing, and distribution of food products on regulatory compliance matters, including filing requirements for foreign investors under the Agricultural Foreign Investment Disclosure Act and analogous state statutes, as well as state permitting, licensing, and product-specific requirements for facilities storing and distributing shelf-stable, refrigerated, and frozen foods at retail. Additionally, Ms. Larson regularly represents institutional investors on the acquisition, disposition, and leasing of agricultural assets held in national farmland portfolios.

In the alternative energy sector, Ms. Larson has experience in addressing real estate and title issues arising in the acquisition, development and financing of wind, solar, and other renewable energy projects across the United States, as well as the state and federal regulatory requirements for foreign investors acquiring interests in agricultural land.

  • Represented a commercial real estate investment company in the $9.4M acquisition of an apartment complex in Bedford, TX, including the assumption of existing $5.8M Fannie Mae loan and borrowing of new $1.43M supplemental Fannie Mae loan.
  • Represented a commercial real estate investment company in the acquisition and financing of a $115M Class A office building located at 1750 K Street, Washington DC.
  • Represented a commercial real estate investment company in the disposition of a $28.4M Class A office building located in Charleston, SC, along with a defeasance of the existing financing secured by the building.
  • Represented a commercial real estate investment company in the disposition of a $18.2M multi-family property located in Raleigh, NC.
  • Represented a commercial real estate investment company with respect to the acquisition of a 521-unit multi-family property in Manhattan for $252 million.
  • Represented a commercial real estate investment company in its joint venture acquisition of an 86-building property portfolio in Harlem and the mezzanine and mortgage financing incident thereto.
  • Represented a diversified Turkey-based real estate investment company in its acquisition of a three-level, 12,000-square-foot retail condominium in Manhattan's Diamond District.

  • Counseled a public corporation on the regulatory compliance requirements applicable to its food distribution facilities storing shelf-stable, refrigerated and frozen foods.

  • Represented a commercial real estate investment company in its various refinancing of shopping centers and hotels in the company’s national portfolio.

Energy and Infrastructure Transactions

  • Advised a foreign power generator company on the real estate issues related to its acquisition of a 71MW wind and solar renewable generation portfolio, including the state and federal regulatory filing requirements required in connection with such acquisition.
